Bulletin 2022-023, Ginnie Mae is making an enhancement to its Combined Multifamily Pool and Loan Disclosure Files for both daily/monthly new issuance and monthly portfolio data. This enhancement adds one field, Affordable Status (field L44), to the Loan section of the disclosure record. Affordable Housing Background: On
March 31, 2016, HUD published a final rule reducing mortgage insurance premiums (“MIP”) for qualifying affordable housing. More information on this rule can be found here:

The Affordable Status field will always be blank in the Multifamily Pool and Loan New Issuance Daily and the Multifamily Pool and Loan New Issuance Monthly Disclosures. It will be populated as follows for FMF loan types in the Multifamily Pool and Loan Monthly Portfolio Disclosure: - AFF (Affordable)
- BAF (Broadly Affordable)
- NAF (Not Affordable)
- blank (Unknown)
The Affordable Status field will always be blank for RMF loan types in the Multifamily Pool and Loan Monthly Portfolio Disclosure. The planned Implementation schedule is as follows: Data File

The revised Multifamily disclosures will replace the current disclosures on the
Disclosure Data Download Files page. Please note that there is no change to the disclosure file names; the format of the files will change however on the above implementation dates. A Test File has been posted to the
