Ginnie Mae is implementing stratification record type 27 for loans that have FHA Partial Claims in the MBS Single-Family Pool Supplemental File. This record will provide investors with pool level aggregate information about the extent of loans and UPB dollars that have partial claims. The data in this record applies for FHA partial claims paid December 2016 and thereafter.

The FHA partial claim defers the repayment of mortgage principal through an interest-free subordinate mortgage that is not due until the first mortgage is paid off. Under the partial claim option, FHA lenders are authorized to advance funds on behalf of a borrower, to reinstate a delinquent loan.

The new Stratification Record Type 27 record will be added to the MBS Single Family Supplemental File, “monthlySFS_YYYYMM.zip.” The file layout, Version 1.2.4, is effective April 1, 2022 and is attached. Record Type 27 will be included in the Monthly Portfolio File only and will not be in Daily New Issuance files (unless we’ll have the data for new issuances).

A test file will be provided in early March 2022, and the first production MBS SF PORTFOLIO – POOL SUPPLEMENTAL file containing Record Type 27 will be provided on the Disclosure Data Download​ page on April 8th (March 2022 monthly).
