2018-086: File Layout for Ginnie Mae Enhanced Single Family Pool Level Disclosure, Version 1.0

As announced in Bulletin 2018-072, Ginnie Mae is planning for the replacement of the Consolidated Disclosure File Production Version 2.2 (this affects the “daily.txt” file, “nissues_YYYYMM.txt” file, and “monthly_YYYYMM.txt” file). The file layout published in Bulletin 2018-072 has been updated; the latest file layout is provided with this bulletin. This new Enhanced Single Family Pool Level layout will ultimately replace the current Version 2.2. This bulletin provides the layout (attached) and additional information including:

  • Purpose: See the Introduction Section of the layout document
  • Structure: See Tables 1 and 2 on Pages 2-4 of the layout document
  • Detailed File Layout and Field Descriptions for the individual record types and disclosure data elements

The new file layout is in a pipe (|) delimited format and defines two separate physical files:

  1. Pool/Security File (3 record types)
  2. Supplemental File (23 record types including stratification record types)

Test File(s)
Ginnie Mae will provide test files for the Enhanced Single Family Pool Level Disclosures in the 2nd quarter of 2019. The file names for the Daily New Issuance, Monthly New Issuance, and Monthly files will be made available at that time. The test files will be announced in a separate bulletin and will be made available on the Disclosure New Release Test File Download page.

Implementation Date for Enhanced Files and Availability of Existing Legacy Files
Ginnie Mae plans to implement the Enhanced Single Family Pool Level Disclosure V1.0 in the third quarter of 2019. This will be in addition to the current legacy Consolidated Disclosure File Version 2.2. Ginnie Mae intends to continue the production of the legacy files for a period of 3 months, while also producing the enhanced files. The new files will be added to the Disclosure Data Download Files page. After the 3 month “overlap” period, the legacy file production will stop, and only the new files will be produced.
